Great house and location. Home was very spacious and comfortable. We had a issue with one air conditioner and a new one was installed the next day. We will have lots of great memories from this special week.

Property was nothing short of fantastic! Plenty of space, perfect location, and spectacular views made this an amazing stay! Hosts Cora and Johnny were accommodating and prompt to respond to any questions/needs. And Jorge kept the grounds looking great! Will definitely return!
Our family of 10- 8 adults and 2 teenagers- celebrated my husband's 80th birthday at the Villa. The arrangement of common and private spaces for each of our 3 groups was perfect. One group per floor. We each had bedrooms, baths, kitchens, TVs, and living and eating room areas. The furniture, finishes, and appliances were what you'd expect at a fine resort. The caretaker, Jorja, lived on site. He maintained the beautifully emaculate pool, grounds,- anything that needed fixing. Our contact was Cora who managed all the details of our stay from the initial reservation to flights, day trips, a chef, activities, restaurants, food shopping needs, transportation, and many suggestions about what to include in our suitcases! She was extremely accommodating and responsive. We all were very pleased and impressed with the kindness of those who supported our stay, as well as the beauty of the gracious villa.
We used the house for a large family gathering (12 adults and 4 kids) to celebrate our mother's 90th birthday. Even though we pushed the envelope on sleeping areas there was still plenty of room for everyone to either be together or spend some quiet time. Cora, the house manager, was extremely helpful in all of our pre-trip questions and getting things together for food and our daily needs. She and her husband Johnny put together a phenomenal set of snorkeling, fishing and cave kayaking adventures that will be in our memories forever. Very happy with our choice to go to Villa Incommunicada!!
Great house, great location and great communication from the host.
The location was nice and quiet, about 20-30 minutes on bumpy roads from the busy part of San Pedro. Cora was generally helpful leading up to and during our stay, with scheduling activities and meals and answering questions. Johnny and his crew were the best snorkel and fishing guides a person could ask for - highly recommend those activities. And Philippa's cooking was great (especially the fried fish tacos she gave us using the fish we caught). There was plenty of room for our group of 7 adults and 4 kids. The pool was nice, a perfect temperature and cleaned every morning. The views were great from the house and the palapa at the end of the dock. Lots of pretty outdoor seating. We only tried one of the two kayaks and it had a hole in it and was missing some hooks for the front seat so that didn't last very long. We didn't get a chance to try to volleyball court, partly because we were concerned about the sand fleas. Note that you probably wouldn't want to swim in the sea by the dock, it's too shallow and has lots of weeds. The mosquitoes around the pool were bad at times but apparently it was a rainier February than usual. The bats that flew near the pool at night were kinda fun, and some interesting birds and lizards were around during the day. Be aware that the allotment of towels (bath, pool, and kitchen), toilet paper, and drinking water is much less than at the local resorts. A bit annoying but not a big deal. All in all a great stay.
House provided three floors for each family to rest. Communal areas, such as kitchen, dock, pool and balconies, were available to mingle. Hosts and tour guides were helpful and accommodating. Chef kept local dishes flowing. Truly one of our best trips ever.
The best part of Villa Incommunicada is the local team you get paired-up with: Cora and Johnny. For us, as first-timers, we leaned on them quite a bit. Flights to and from Belize City, golf cart rentals, snorkeling, scuba diving, and excursions to nearby beaches and islands. Months in advance, after we'd made our reservations, Cora got our whole crew communicating through WhatsApp which was helpful for planning and essential once we got there. Three examples: (1) We made a last minute decision to visit Secret Beach by boat to save us the long golf cart drive. She had someone picking us up a 1/2 hour later. (2) We had a mechanical issue with one of the two golf carts we rented through MK Rental. We reached out to Cora, and there was zero friction to the resolution and the turn around was race track pit stop time, not island time. (3) Johnny is a true diving professional and I will remember the Tackle Box Canyon dive for the rest of my life. He showed up at the Villa Incommunicada dock with an assistant and all the tanks, regulators, and buoyancy compensators ready to go for the four of us in our group diving that day and he hopped in to lead us on the tour. Compare that to the big, crowded, overpriced, impersonal dive yachts at the nearby resorts. I'm hoping to come back one day with my son to repeat that dive and will go out of my way to make sure we team up again with Johnny and his crew. Oh, the house? It's clean, air conditioning and appliances all worked, ample space and individual rooms and bathrooms for six of us to each have their own room. The pool was nice and the outdoor furniture provided a late night gathering spot. The bedroom up top is an absolute palace, more like a separate apartment, so you're going to have to Rochambeau (rock, paper, scissors) over that one.
Johnny and Cora took care of us from the moment we stepped off the plane onto San Pedro. We took advantage of Johnny’s boat as much as possible - fishing, snorkel, scuba, sight seeing on the waters. It was amazing!! We had massages at the house, dinners prepared for us at the house, enjoyed the pool and Jorge, the onsite caretaker, made sure the grounds were clean and that we had what we needed. The house was lovely with comfortable beds and soft bedding. Thank you guys for such a wonderful experience!!!
